According to the NAHB, changing family structures and increased longevity impact housing market.
Baby Boomers will see their family structures change as their parents
age, according to experts who spoke at the National Association of Home
Builders’ (NAHB) Building for Boomers & Beyond: 50+ Housing
Symposium 2007. Builders, architects and trend-spotters who attended
the symposium indicated that Boomer lifestyle changes will continue to
influence the home building industry for the foreseeable future.
“Boomers will drive housing for at least the next 20 years,” said
closing session speaker Tim Sullivan, president of San Diego-based
Sullivan Group Real Estate Advisors. According to NAHB’s current
economic and housing forecast, housing units sold to or occupied by 55+
households will account for more than 370,000 housing starts in 2007.
Households headed by someone age 55 or older account for 21 percent of
new home sales and 18 percent of the total new home buying market.
Fifty-five-plus communities, including both age-qualified and
non-age-qualified, account for about six percent of the home buying
market.

New Hampton Lake home owners Don and Beth Martell say they “stumbled over” John Reed’s newest community while exploring real estate options in the LowCountry. The stumble led to steadier steps and a firm resolution to buy a home at Hampton Lake and soon the Martells identified the Lake Estates Coach Homes as the perfect home choice.

right? Well, now this dream has become a reality for vacationers on Hilton Head,
and in numerous other areas across the country. It’s the hotel-condominium
hybrid, and the trend is catching on fast.
The hotel-condo concept
has taken off in big destination locales, such as Florida, New York, Chicago,
Toronto and the Bahamas. And Hilton Head hasn’t been left out of the picture.
Last year, Triton Real Estate Group of Atlanta and Hilton Head purchased the
former Residence Inn by Marriott on Park Lane, and the hotel was quickly
converted to a hotel-condo, offering vacationers the opportunity to own a piece

County and local officials, plus the American
Red Cross Palmetto Chapter, help prepare for hurricane
season.
With hurricane season beginning this month and running
until November 30, local officials are urging Beaufort County residents to be
prepared for a major storm and to listen to authorities when a storm
strikes.
“We are really blessed that we are tucked into that little
curve into the coast, where Florida is sticking out,” said Jay Harter, Town of
Hilton Head Island emergency management coordinator. “That’s not to say we won’t
get hit.”

Recently I wrote an article about the difference a year can make. We recalled
a couple of years ago when buyers had to get in line with lots of other buyers
and bid against them for a property they wanted. It was something like a herd of
animals waiting to be fed.
Conditions have changed, and now there’s
plenty of properties in the Hilton Head Island and Bluffton areas, making it an
ideal time for buyers to buy. The large inventory of homes may not last,
however, because when prices come down in order to attract buyers, sales will
pick up, and prices will move up again. David Lereah, Chief Economist for the
National Association of Realtors, has stated that in spite of the fact that the
market is at a relatively low point in early 2007, he expects “steady
improvement in sales will support price appreciation moving forward.” In other
words, buyers looking for a bargain would do well to start looking today –
before prices go up.

an added expense and usually optional, but experts highly recommend them.
Imagine moving into your dream home only to discover the air conditioning is not
able to cool the house. Or, what if you move in during the middle of winter,
only to discover the heat is not working.
If you are planning to put in
an offer on a home, make sure the offer includes a detailed statement regarding
your rights to a home inspection. Your real estate professional will be able to
guide you through this process. The standard contract used by real estate agents
may give you the right to back out of a contract if a home inspection uncovers
more problems you are prepared to handle. Be sure to discuss this with your
agent before you get to the point of making an offer on a home. If the contract
does not allow you to back out of the deal, look into having a contingency added
to the contract. But be sure this is done before you get to the point of signing
anything.
