Baby Boomers See Their Family Structures Change as Their Parents Age

Print E-mail

NAHB National Association of Home BuildersAccording to the NAHB, changing family structures and increased longevity impact housing market.

Baby Boomers will see their family structures change as their parents age, according to experts who spoke at the National Association of Home Builders’ (NAHB) Building for Boomers & Beyond: 50+ Housing Symposium 2007. Builders, architects and trend-spotters who attended the symposium indicated that Boomer lifestyle changes will continue to influence the home building industry for the foreseeable future.

“Boomers will drive housing for at least the next 20 years,” said closing session speaker Tim Sullivan, president of San Diego-based Sullivan Group Real Estate Advisors. According to NAHB’s current economic and housing forecast, housing units sold to or occupied by 55+ households will account for more than 370,000 housing starts in 2007. Households headed by someone age 55 or older account for 21 percent of new home sales and 18 percent of the total new home buying market. Fifty-five-plus communities, including both age-qualified and non-age-qualified, account for about six percent of the home buying market.

Hampton Lake and Lake Estates Welcome First Residents

Print E-mail

New Hampton Lake home owners Don and Beth Martell say they “stumbled over” John Reed’s newest community while exploring real estate options in the LowCountry. The stumble led to steadier steps and a firm resolution to buy a home at Hampton Lake and soon the Martells identified the Lake Estates Coach Homes as the perfect home choice.

estate-newlandscape.jpg     “We felt like the John Reed concept was really valid,” explains Don Martell. “He took a golf course and made it into a 165-acre lake—that really appealed to us! We’re in a Coach Home, so we have great views of the lake and are right next to the Amenity Center,” they add.
The Martells, who are originally from Texas, are not golfers, though they have vacationed in Hilton Head for some time. Their talents lie in development and interior home design, among other areas. Don was a developer for 30 years, while Beth has specialized in home décor. They are experienced buyers who were impressed by the Lake Estates Coach Homes at Hampton Lake.

“It’s a fresh new product that is well-conceived and well-located,” points out Don. “The Coach Home brings value and then we started looking under the surface to figure out what you get for your dollar, and it’s incredible!”
As she looks around, admiring the brand new Coach Home, Beth Martell is quick to add, “all this is standard...there are no surprises! Here, everything is just upfront and everything is included. The floor plan works for us and I think it will work for a lot of people.”
Beth is already right about that. More than 25 elegant, maintenance-free Coach Homes have sold at Hampton Lake and Lake Estates is ahead of schedule with its next release of the popular homes. While this momentum continues, Lakeside, the exciting new amenity village adjacent to the Coach Homes, has unveiled a wide range of features and activities. Doc’s Boathouse offers regular boat cruises, Fitness Central and the Spa provide a full menu of world class treatments and exercise programs and Backwater Bill’s Restaurant in now open for lunch and dinner.

The Best of Both Worlds The Hotel-Condo Concept

Print E-mail
The Hotel-Condo ConceptImagine all the comforts of vacationing at a hotel – the fresh towels, daily cleaning service, free breakfast and room service – with the flexibility and income potential of owning your own condo. Sounds like a vacationer’s dream, right? Well, now this dream has become a reality for vacationers on Hilton Head, and in numerous other areas across the country. It’s the hotel-condominium hybrid, and the trend is catching on fast.

The hotel-condo concept has taken off in big destination locales, such as Florida, New York, Chicago, Toronto and the Bahamas. And Hilton Head hasn’t been left out of the picture. Last year, Triton Real Estate Group of Atlanta and Hilton Head purchased the former Residence Inn by Marriott on Park Lane, and the hotel was quickly converted to a hotel-condo, offering vacationers the opportunity to own a piece of Hilton Head without many of the worries associated with vacation rentals.

With hurricane season beginning this month and running until November 30, local officials are urging Beaufort County residents to be prepared for a major storm and to listen to authorities when a storm strikes.

“We are really blessed that we are tucked into that little curve into the coast, where Florida is sticking out,” said Jay Harter, Town of Hilton Head Island emergency management coordinator. “That’s not to say we won’t get hit.”

Hampton Lake: Built by the Best

Print E-mail

Hampton LakeHampton Lake, by offering designs from a variety of different builders, gives residents an array of choices rarely found in developments of its magnitude. No matter your price range, you can find something from one of Hampton Lake’s three product builders, Welden Field, Lake Estate Builders and David Weekley Homes, or one of their participating custom builders, Arkiteknic, H2 Builders, T.S. of the Lowcountry, Thad Reardon, Inc., Reflection Homes, The Tilton Group and Randy Jeffcoat Builders.

Product builder Welden Field is proud to offer Hampton Lake residents the Villa and Carriage House models. “We were excited to work with Hampton Lake because of Mr. Reed’s track record of excellence in developing lifestyle communities,” said Frank Oberlin of Welden Field. “Given the fact that Hampton Lake is an entirely fresh and new community concept, our lifestyle homes are a perfect compliment.”

Another product builder, Lake Estate Builders, offers the Coach model of home. According to Warren Flick, “The coach home has turned out to be quote successful, and we think Hampton Lake is one of the most exciting projects in the Southeast. We were thrilled to acquire the rights to build 74 of these luxury coach homes adjacent to Hampton Lake’s fantastic amenity village.”

Have You Heard About the Herd?

Print E-mail
Recently I wrote an article about the difference a year can make. We recalled a couple of years ago when buyers had to get in line with lots of other buyers and bid against them for a property they wanted. It was something like a herd of animals waiting to be fed.

Conditions have changed, and now there’s plenty of properties in the Hilton Head Island and Bluffton areas, making it an ideal time for buyers to buy. The large inventory of homes may not last, however, because when prices come down in order to attract buyers, sales will pick up, and prices will move up again. David Lereah, Chief Economist for the National Association of Realtors, has stated that in spite of the fact that the market is at a relatively low point in early 2007, he expects “steady improvement in sales will support price appreciation moving forward.” In other words, buyers looking for a bargain would do well to start looking today – before prices go up.

Selling Your Home?

Print E-mail
Photo courtesy: Johnson Dulaney BuildersMaking the decision to sell your home can be emotional. Once you have decided you are ready to sell, the next big move is to make sure your home is ready for the sale. There are some simple and fairly inexpensive things you can do to make your home more attractive to potential buyers.

Because you’re likely to have lots of emotions and memories tied to your home, it may be difficult to look at your place objectively. For this reason, many people turn to someone they trust to look at their home with a “fresh pair of eyes” to see if they can detect anything that needs to be addressed before potential buyers come calling.

Setting the Stage

Print E-mail
Photos courtesy: High Tide & Rob KaufmanStaging is dressing your home for success. It’s all about illusions. Staging goes beyond cleaning and decorating. It’s about creating moods and delighting the senses. Staging makes a home feel larger, brighter, warmer, cleaner, and more inviting. And, it helps to make potential buyers want to purchase your home!

Some people mistakenly believe staging is only about preparing a home for sale. Staging is actually what you do after you have cleaned, removed the clutter, painted, and made small repairs. All of these aspects are important. But, staging is the final step on the road to selling your home.

Home Inspection

Print E-mail

Photos courtesy: Rick Bent Flooring, General Electric & HoneywellMany people wonder if they really need a home inspection. Home inspections are an added expense and usually optional, but experts highly recommend them. Imagine moving into your dream home only to discover the air conditioning is not able to cool the house. Or, what if you move in during the middle of winter, only to discover the heat is not working.

If you are planning to put in an offer on a home, make sure the offer includes a detailed statement regarding your rights to a home inspection. Your real estate professional will be able to guide you through this process. The standard contract used by real estate agents may give you the right to back out of a contract if a home inspection uncovers more problems you are prepared to handle. Be sure to discuss this with your agent before you get to the point of making an offer on a home. If the contract does not allow you to back out of the deal, look into having a contingency added to the contract. But be sure this is done before you get to the point of signing anything.

Real Estate Realism

Print E-mail

Real Estate RealismAre you a buyer, lurking in our marketplace, waiting for the right time to buy your dream home? Smart sellers are pricing their properties below comparable homes in order to attract you.
Are you a seller refusing to reduce your listed price and seeing your neighbor’s home sell instead of yours? Smart buyers are choosing the lowest price when there are comparable homes. That’s Economics 101 (supply and demand).

What we have now in this area is a real life lesson as it relates to real estate- when there is a large supply and not enough demand. In order to achieve equilibrium, prices have to fall. Sellers must get real!

Meeting the Right Realtor

Meeting the Right RealtorAs a prerequisite to selling real estate, a person must be licensed by the state in which they work, either as an agent/salesperson or as a broker. Before a license is issued, minimum standards for education, examinations and experience, which are determined on a state by state basis, must be met. After earning a real estate license, most agents join their local board or association of Realtors® and the National Association of Realtors®, the world’s largest professional trade association. They can then call themselves Realtors®. Moving?

Living by The Code

Print E-mail

For nearly 100 years, Realtors® have subscribed to one of the oldest codes of ethics for trade groups in the country. Today, with the premiere of advertising spots entitled, “Someone You Can Trust,” the National Association of Realtors® explains how its Realtor members’ adherence to that code serves and protects the public.
In many ways, consumers today are just like those at the turn of the last century – they deserve and demand honesty, integrity and commitment from the professionals who serve them. Today’s home buyers and sellers, however, confront real estate realities never envisioned 100 years ago, with disclosure requirements, environmental regulations, and an expanding universe of mortgage and financing options. More than ever, home buyers and sellers need to know that their real estate professional is someone they can trust.

Preparing to Move

Print E-mail
moving into the “Lowcountry”Remember the old saying, “Expect the best, but prepare for the worst”. That can basically sum up moving into a new home. Whether you are planning a move just across town or a long-distance move across the country, being “PREPARED” is the key word. But where to start, and what to do first – now, this is often the dilemma.

Most people are excited about their move because it was a decision carefully made based on the weather, beautiful environment and recreational amenities. With many individuals choosing this area for retirement, moving is a wonderful change in their lives and is approached with great enthusiasm and excitement. Others may be moving because of a career opportunity and can be faced with many other considerations for their family such as schools, the best neighborhoods and the basic adjustments a family must make. No matter what the actual reason may be, the research and gathering of necessary information is essential.

Preparing to Sell

What do I need to do to sell this houseBefore the “For Sale” sign is placed in the front yard and the realtor sets up an Open House, there are a few things to do. Selling your home is a major decision. Once you’ve decided, it needs to be approached with careful planning. After all, most people have invested more in their home than any other purchase and the goal should be to walk away with a profit.

If you are thinking, “What do I need to do to sell this house?” that is a reasonable question and you might need to get a little advice. An experienced realtor can usually help by pointing out the negatives that a potential buyer might find with your house. Most of us think our house is just fine and the style is perfect for our family. We might not realize how worn or out of style some things in the home have become.
